How did this Happen?

Well it all started one day when I was waiting at the bus stop. There was a homeless man sleeping sound covered in news papers. I saw one section of the paper that he wasn't using and it had an interesting article entitled "10 mistakes that made flipping a flop" it was a fascinating story about a 24-year-old Real Estate investor named Casey Serin.

I didn't get a chance to read the whole article because my bus came and I didn't want to take the homeless mans paper, so when I got home I immediately ran to my mom's computer logged on and searched for "Casey Serin" the results came back with "IamFacingForeclosure.com" I clicked the link and that was it, the start of my nightmare.

On his website there was all this information on how to buy Real Estate. He showed how easy it was for someone to buy properties with out having anything just by lying on loan application. From his own submission it was clear even a monkey could buy Real Estate.

That was all it took and I was hooked Casey was my Idol, my Guru, he was the MAN! The main reason I ended up going down this dark lonely road fallowing after Casey was because of the sweet deals like getting money after you buy the house or "close" on the house. He talked about one deal and how he got $50,000 cash back at close, Imagine that actually buying a house and instead of paying $50K you get $50K. Only in America!

I had it in my head that this was going to work for me, my Master Casey made some mistakes and was a little unlucky. But I was going to learn from his mistakes and were he failed I would succeed.


The Sweet Deal!

I thought I had learned everything I need to know from Casey's blog and I was on my way. I looked in the Real Estate section of the news paper looking for some sweet deals. This was the first time in my life(I had just turned 18) I ever thought about buying Real Estate, I never even looked in the RE section before and can you believe I found the sweetest of deals my very first time.

Now that I had identified the property I wanted the next step was to get the loan, one Casey special coming up. The good old "liar loans" the things Casey's dreams are made of. With the tricks or should I say the techniques I learned from my Master's blog, I logged on to the Internet and went to some shady mortgage loan website and applied for a 100% financing - stated income - interest only loan.

To my surprise I got approved for a loan rather easily, they stuck it to me with a really high interest rate but I didn't care because I was going to get cash back and anyway I was going to turn around and sell the properties fast!

I say I bought 4 properties in one day and this is true, the place I bought was a fourplex that was just converted in to 4 single condo units. Although the condo conversion was completed the place still needed some upgrading witch I didn't mind because I was going to use this to help get even more money back at the end of the deal.

Well this was the beginning of the end for me, to recap so far:

  • I saw Casey's story in USA Today


  • I learned how he worked all his sweet deals

  • I saw how easy it was and I wanted to be just like Casey but better

  • I bought 4 condos with 100% stated income I/O loans

  • I am NOW facing foreclosure just like Casey

Sorry Crasey, there is no hope for you and you have nothing to smile about.

Why are you in foreclosure? Because you became a flipper after the housing bubble popped (the bubble popping in July 05). You did all kinds of research, but going to “get rich quick” seminars and talking to other flippers is not research. In the end you fell into the mass delusion that comes with all bubbles. (owning 7 houses at 24 with no actual job or money should have been your first clue something was wrong)

Let me fill you in on a few facts. Housing goes down. The Majority can be wrong. The Economy can be manipulated.

You have been played for a fool. Researching the facts above will show you how, and the future you face (and the damage to society you have done). Start by reading history books, particularly ones about the causes of the Great Depression. For more contemporary information a good source is TheHousingBubbleBlog.com.

Some advice, Fire sale everything and declare bankruptcy ASAP and hope the court is lenient. The longer you wait, the worse its going to get. Pretty soon people such as yourself will be a dime a dozen, and the bankruptcy judge will have no pity left.

There will be no market turnaround. There will be no “renting till the things improves”. The reality is, YOU ARE DOOMED. Thanks to the new bankruptcy laws, you are going to be paying for those flips for the rest of your life. But that’s a better fate then some of the other ones looming on your horizon. The sooner you realize this, the sooner you have a chance of saving yourself

Three area men get prison time for mortgage fraud Kansas City Business Journal - October 12, 2006 Three co-defendants in a multimillion-dollar mortgage fraud scheme were sentenced to federal prison Wednesday and ordered to pay combined restitution of $21.7 million. The three were involved in the largest mortgage fraud scheme ever prosecuted in U.S. District Court in Kansas City, Bradley Schlozman, U.S. Attorney for the Western District of Missouri, said in a release. The property-flipping scheme involved nearly 300 fraudulent loans worth nearly $20 million, Schlozman said. U.S. District Court Judge Fernando Gaitan handed down the following sentences: Roderick Neil Criss, 35, of Kansas City, formerly the branch manager at Ameriquest Mortgage in Gladstone and president of Express Mortgage Inc., was sentenced to three years and one month in federal prison without parole. The court also ordered Criss to pay $4.6 million in restitution.

I have 2 former business associates that bought into a high-rise condo project in Irvine this time last year with the intent of flipping for a profit. After 12 months of carry and 6 price reductions, they finally got offers to buy - at $60K and $110K losses, not including carry costs and sale fees. And now all the other flippers in the project are pissed and rapidly reducing prices. Many flippers are also trying to rent out units on negative cashflow to ride out the storm. Not smart because it may be 5-10 years before they can break even. It is amazing how fast this tsunami is gaining momentum down.

I flip, therefore I am. Actually, I am a chimp in a suit throwing darts at the Sunday real estate section looking for my next victim. Well not darts per se, they are particles of my feces but they appear dart like. Little am I aware that anything from 2000 to 2005 flipped in days regardless of my pea sized brain and Cro-Magnon analytical ability. One of the most prevalent mortgage frauds committed is buyers stating on their loan applications that the home they're purchasing is their primary residence, when they only intended to acquire it as an investment property and flip it, authorities said. By claiming that, the buyer was able to secure a better interest rate and terms such as a lower down payment. In other cases, buyers misstated their income to secure mortgages or mortgage brokers coached them to doctor their applications as a way to secure loans. Even though falsely filling loan applications is a federal felony that can carry a prison sentence and fine, authorities said their focus tends to be on more widespread fraud that involves several people and properties and losses exceeding $1 million in some cases. "Mortgage fraud is a problem that we see a lot of, but the FBI doesn't have the resources to investigate all of the cases," said David Nanz, a special agent with the Las Vegas FBI who investigates white collar crimes. The agency's primary mission is counterterrorism and foreign counterintelligence, Nanz said. When it comes to white collar crime, the main focus is corporate and securities fraud, not mortgage fraud. Authorities cited cases they are investigating in which mortgage brokers, working in cahoots with buyers, submitted loan applications to various lenders for the purchase of more than a dozen properties. The buyer didn't have enough income to qualify for that many loans.

This is just the start of a down-turn. Just like the appreciation was a self-fulfilling prophesy, the wheels have already started turning for a long downward spiral. As people become aware that prices are falling, they will stay away from buying. Fewer buyers will mean lower prices. If people can't sell their house, they can not buy a new home. This will force builders to lower prices, as they have been doing for over a year now. This will also put downward pressure on resale homes that have to compete with new construction. Lower prices will lead to more and more foreclosures. There have always been people that have been in trouble, it might be job re-location, divorce, disease, job loss, or maybe they are just way over-extended. In the past, these people have been able to sell or re-finance. It won't work anymore. This will put further downward pressure on home prices. Higher foreclosure rates means that lenders will tighten their lending practices. Lenders will be reluctant to do any more 100% financing, and they will demand higher interest rates. This will mean a smaller pool of buyers that can qualify for a loan. This will put downward pressure on home prices. As you can see, we are in the begining stages of a chain reaction that has been inevitable for the last 3 years.

Why not buy a 300K house for a million dollars, and have the sellers kick back 700,000 to you? You can then put the 700,000 in bonds and use it to cover the mortgage for what - 15 years?

After 15 years of inflation and eventual appreciation, how could you lose? I know it's illegal, but I also know quite a few people have engaged in this illegal activity over the past 8 years or so. Has anyone ever done this? Most of the cash-back purchases I hear about are only for about a fifth or a sixth of the purchase price. Why not 70%? Isn't it all the same to those of you who engage in this kind of behavior? You only need one crooked appraiser to make it work.

You my friend are a liar and a fake. If you are honest post up your deeds or loan docs without personal information. NO lender in the world would lend someone 8 loans at 100% CLTV across 4 state lines. The problems with your story comes from even the basic prinicipals of mortgage lending. You have to justify residency with a (LOE) of why you are purchasing multiple properties, even on stated loans you need to verify employment. NO underwriter would sign off the 2nd or 3rd property. Usually 2nd properties are maxed out at 90% LTV. Your site is scam and I really do hope someone seeks legal action against you. No f***ing person who is in the mortgage business will buy your lame story.

You fool. The time to have bought was right when the Fed dropped rates down to 1%. At that time, you could have still gotten a house for a somewhat reasonable value. At 30 year fixed, that would give you peace of mind through the prolonged winter of flippers' discontent. Actually, it'll be a nuclear winter for a lotta buyers in the last two years, a winter lasting for years. At 30 year fixed, I have a mortgage that is fixed and actually be rental rates in L.A.. That means that I can bypass the expensive hookers here and purchase round-trip business class tickets (not first-class cuz I'm too cheap) on Asiana to Bangkok and Phnomh Penh where battalions of cute Asian female "friends" (and inexpensive too, take that L.A. Express rotten whores) will keep me company and love me long time. All this for making sound and wise financial decisions and not facing a mortgage reset of an additional $2,000 or more next year. Ah...life is good when cash is king. And cash will be king very soon.

Anyone who hasn't figured this out yet: This site was set up purely to capitalize on Casey's "success" as the internet's dumbest criminal.

Yep, I'm starting a lawsuit against a house flipper, the guy dragged his feet until the market went even further south and is now trying to scam me out of 30k..
